RANGE OF SERVICES:
Inception Stage
- Holding meetings with the Client and other consultants to establish and understand the brief
- Visiting site to acquaint with site conditions and note the existence or non existence of services and infrastructure including their relative relationships to the final location of the development
- Feasibility Studies to determine economic and/or social viability of the proposed project
Preliminary Sketch Design Stage
- Liaison with the client and other consultants on programme for the works
- Preparation of approximate cost estimate based on linear, superficial, cubic or similar basis from outlined sketch proposals
- Advising on possible design economies and on the financial implications of different proposals
- Providing comparative cost information during design to facilitate choice of economic designs and materials.
Final Design Stage
- Provision of revised cost estimate and advice as necessary to reflect changes introduced in the design at this stage
- Collaborate in preparation of Time Table covering consultant’s work for preparation of Documents
- Advice on design economies reflecting alternative costs in use.
Design Detail, Production Drawings, Tender Documents
- Amend approximately cost estimate as necessary, cross checking with budget allocation during preparation of contract drawings and report accordingly.
- Advice on form of contract.
- Prepare bills of quantities including bills and/or specification for nominated sub contractors and suppliers’ work except where other consultants are commissioned.
- Prepare tender documents and ensure that they tally with other Consultants’ drawings and specifications.
- Initiating and participating fully in tendering.
- Negotiating tender sums with contractors on behalf of clients
- Preparation of tender analyze and reports including advising on the appointment of contractor.
- Preparation of contract agreements and documents
- Advising on economical contract administration approaches.
- Advising on the final estimate based on the priced Bills of Quantities.
Construction Stage (Supervision Period)
- Prepare cash-flow projections to advise on the pattern offinancial commitment throughout the project to assist the developer/client in preparing the funding programme.
- Draw up contract documents.
- Obtain, check and report on tenders for nominated sub contracts where necessary.
- Make periodic visits to site to measure “provisional” or varied works.
- Make periodic visits to sites to survey works in progress, take particulars and prepare valuations for interim payments to the contractor in collaboration with other Consultants.
- Prepare periodic financial appraisals in consultation with other Consultants.
- Advise the Client on financial implications of proposed variations and submit details of additional funds required.
- Revise estimated final cost, submit financial appraisals and projected final account amounts.
- Advise on the avoidance and/or settlement of contractual claims and disputes including evaluation thereof.
- Examine, evaluate and report on contractor’s claims.
Defects Liability Period Stage
- Complete measurement and pricing of final account including facilitating agreement therewith by the client, contractor and subcontractors in conjunction with other consultants.
- Advise on any outstanding disputes with the contractor excepting being involved in the arbitration and litigation process.
- Prepare valuation for final certificate in collaboration with other consultants.
